The installation of Kilargo intumescent fire dampers, FyreBOARD Maxilite, FyreFLEX sealants, repair and reinstatement of existing mechanical fire dampers, reconstruction of surrounding fire rated walls and sealing close-by penetrations with using Promaseal Fire collars and Trafalgar fire collars.
Following the completion of our works, all fire damper wer commissioned, a
compliant fire damper schedule was prepared and issued and the essential fire safety measure was endorse.
This project highlights the importance of specialist inspection, clear photographic reporting, and technically sound rectification strategies to restore compliance in existing multi-residential buildings.

Building Management initially requested that we assess 20% of the fire dampers across two residential apartment buildings.
Our findings raised serious compliance concerns. The photographic report identified missing fire-rated walls, fire dampers that were incorrectly supported, and fire dampers that were inaccessible for inspection. These findings caused understandable frustration among several Committee members, who questioned how the building had continued to pass annual inspections given its age and the extent of the issues uncovered.
We worked closely with the Committee to methodically review the evidence,
explaining the technical and regulatory requirements governing compliant fire
damper installations and mandatory inspection access. As a result, we were
instructed to inspect the remaining 80% of fire dampers and prepare a
comprehensive photographic report clearly outlining all defects and practical
rectification pathways.
Following submission of our full assessment, we were entrusted to undertake
rectification of all defective fire dampers.

A residential estate comprising five buildings ranging from five to seven storeys underwent its annual maintenance inspection of fire seals, fire dampers, and lightweight fire-rated construction.
The inspection identified systemic non-compliance across each of the essential fire safety measures. In response, a comprehensive detailed inspection was undertaken
to accurately document the extent of defects and determine underlying causes.
Following this assessment, we met with the Strata Committee to develop a structured compliance action plan. This included engaging specialist building consultants to assess and prepare performance solutions where applicable. This strategic approach allowed the estate to work toward regulatory compliance in a practical and cost-effective manner, reducing unnecessary rectification works while maintaining fire safety integrity.
